Pending Projects

  • Galasso – 60 South Main St, has submitted wetland application to expand the quarry 22 acres south toward Hatchet Hill Rd. IWC Meeting and the public hearing will be scheduled for Wednesday December 4th at 7:30 PM at the Community Center. Planning and Zoning application is expected to be received in approximately a month.
  • Tim Brignole – 103-105 Hartford Ave, came in for informal discussion at the November PZC Meeting to discuss potential regulation changes to the Agricultrual Zone to allow winery/banquet facilities by special exception. He will be proposing a regulation change in the coming months as he is interested in opening a winery at his aforementioned Hartford Ave location.
  • Fish Enterprises – 3 Turkey Hills Rd, has submitted an application to wetlands and planning and zoning to revise their site plan. Improvements will include a curb cut onto Center Street and other site modifications to allow better access and tractor trailer circulation on the property. IWC and PZC Meeting are scheduled for December.

Projects Under Construction

  • Gibbs Gas Station – 150 Rainbow Rd, has taken out building permit to reconstruct 7,500 sq foot building to include gas station, convenience store, restaurant, and a vacant retail space. Working on mechanical and interior work. Dunkin Donuts has also submitted separate tenant fitout for their restaurant space.
  • Dominos – 52 Rainbow Rd, has taken out tenant fitout to create takeout restaurant with 10 seats.
  • Brick Brothers – 46 Russell Rd, has taken out a building permit to construct 7500 square foot building for storage/warehousing space. Framing complete.
  • Rockbestos – 20 Bradley Park Rd, has taken out tenant fitout to renovate boiler room.
  • Barnes Group – 7 Connecticut South Dr, has taken out permit to install concrete pad to locate cooling tower.

Recently Completed Projects

  • School Street Fitness – 142 Hartford Ave, has taken out tenant fitout to renovate interior of commercial and residential space. Fitness studio will be located on ground floor while second and third stories will be used as single-family residence. Fitness studio has received CO. Residential space is not complete.
  • MP Systems – 34 Bradley Park Rd, has taken out tenant fitout to renovate interior office space. CO received.

  • Water & Sewer Utility Extension Project – We shortlisted three engineering firms and will conduct interviews.

Recently Completed Projects

  • Metal Finish & Supply Company – 12,500 sq ft expansion nearly complete. Received approvals for airport development zone.
  • Suffield Apartment Homes – 18 luxury apartments from adaptive reuse of a commercial building.

On-Going Business Locations

  • Merchandising Partners – Moved into 21 Kenney Roberts Memorial Drive in the Mach One Industrial Park – 15k sq ft. Received approvals for airport development zone.
  • Land Clearing Company – Acquired 16.5-acre Lot A7 of the New England Business Center off Firestone Drive as well as a contractor’s yard on Austin Street.
  • Ffyler Place Redevelopment – National pharmacy has purchase and sale agreement on front two-acres of former lumberyard.
  • Lincoln Educational Services – 56-acre campus with 200 dorm room educational facility is on the market.
  • C&S Wholesale Grocers – Exercised their option to acquire 700k sq ft distribution center.
  • Arcor Laser Services – Secured Small Business Express Grant for purchase of major piece of equipment.
  • Bridge Street School – Public forum held in May on future use of the property.
  • C-PACE Program – Suffield opted into this program for energy efficiency improvements for commercial/industrial properties. A business breakfast was held in October to highlight the program.
  • Suffield Hardware – Business and property are for sale.
  • New Shops – New furniture and antique store opened at West Suffield Shops; candy store, gift basket business and consignment shop have opened in Town Center.
  • Three Figs – Windsor restaurateur Rich Schuler is opening a new place at the former Suffield Inn.
  • Suffield Library ADA – Awarded $200,000 grant from Hartford Foundation for Public Giving. Work to begin next construction season.
  • Commercial Kennel – A new kennel has been approved and will begin construction in the spring.


Windsor Locks (12/06/2013)

Pending Projects

  • 2 North Main – Former service station at gateway to downtown is for lease.
  • Historic Train Station – Acquisition pending from Amtrak for $1. Design work underway, as well as fundraising.
  • Governors Station Frontage Road – State approved; waiting for design completion. State funding request is expected to go before the Bonding Commission.
  • Route 75 Sidewalks – CRCOG has recommended for $1 million in STP Urban Funds.
  • Main Street Enhancement – Application for $2.5 million in STP Urban Funds was not funded.

Projects Under Construction

  • HillsPoint Hotel – Former Beverly Hills Suites is being renovated.
  • OTB Sports Bar – New sports bar should be completed in January.

Recently Completed Projects

  • H&M Grinder Shop – New building on Spring Street now open.
  • Clean Energy – Natural Gas fuel dispensary now open.
  • Pride Gas Station – Added diesel fuel station and new sidewalks.

On-Going Business Locations

  • Passport Restaurant Property – Acquired by John Barberino. Expect auto sales use.
  • 2 Ella Grasso Turnpike – Acquired by John Barberino for internet leasing of vehicles.
  • Montgomery Building – Dr. Mohan Sachdev has acquired the property through a tax foreclosure action. Town has received back taxes.
  • Pool Table Magic – Application for adult entertainment denied. Regulations are being updated.

  • Hilton Home 2 – Site plan submitted for 72-suite extended stay hotel at 200 Corporate Dr.
  • Stop and Shop – Plans approved for $650K energy/remodeling project at 1095 Kennedy Rd.
  • Great Pond Village – 700-acre mixed-use redevelopment of ABB site at 2000 Day Hill Rd. Concept Plan, form-based code, financing agreement and subdivision plan approved.
  • 55-69 Mechanic St Redevelopment Project – All local land use approvals obtained for 130-unit apartment project on site near commuter rail station in Windsor Center.

Projects Under Construction

  • Amazon.com – 1.5 million SF fulfillment center at 200 Old Iron Ore Rd.
  • CREC Magnet School – Reuse of office complex for an aerospace and engineering magnet school at 1101 Kennedy Rd. Rezoning and site plan approved. Reconstruction underway.
  • Marriott – Complete renovation program ($210K) for guest rooms at 1 Day Hill Rd.
  • Aetna – Plans submitted for major HVAC renovations for data center at 570 Pigeon Hill.
  • Loomis Chaffe – New dorm and infirmary building on campus.
  • Windsor Center TOD Planning – Planning program underway for Town Center in anticipation of enhanced commuter rail service.
  • Villages at Poquonock – Detail plan approved for 297 units of single and multi-unit housing on the former Brown’s Golf Driving Range. Site clearing and utility work has started.
  • ISO New England – 70,000 SF office/data and back-up control center at 800 Day Hill Rd.
