  • Mike Latonie/Pride Gas Station – Applied for wetlands and planning & zoning to conduct a significant activity within a wetland to construct a gas station with truck diesel pumps, convenience store, and accessory restaurant. Wetlands was approved at the 12/6/17 IWC meeting and planning & zoning was approved at the 2/13/18 meeting.
  • 1 Turkey Hills Road – Suffield National Bank submitting PZC application for Site Plan approval and Special Exception for drive-thru type B to reconstruct a stand-alone bank on corner of Rte 187 and Rte 20. Was approved at the 2/13/18 meeting.
  • 10 Hazelwood Road, Unit A 2 – World Cup Cheer and Dance has filed for Special Exception to operate in approximately 6k sq ft space to teach gymnastics, cheerleading, and fitness classes. Was approved at the 2/13/18 meeting.
  • 138 Holcomb Street – Randy Wilson has submitted IWC and PZC application for a four-lot subdivision off of Holcomb Street. IWC hearing is scheduled for March 7, 2018 and PZC hearing on March 13, 2018.
  • 13 Church Road – Brown Brothers LLC has submitted IWC and PZC application to construct 4,205 sq ft addition and additional parking to their revised unified site plan. IWC approved application on January 3rd and PZC approved on January 9th.

  • 7 Airport Park Road – Taken out building permit for small tenant fitout.
  • 133 Hartford Avenue – Ted Brown has taken out building permit for tenant fitout to change 900 sq ft of storage space into a heated workshop.
  • 16 International Drive – Solar City has taken out building permit for tenant fitout to create training area.
  • 10 East Street – Meadow Shoppes has taken out building permit for tenant fitout to finish off three vacant tenant spaces of approximately 6k sq ft to better attract tenants to lease vacant spaces.
  • 6 Creamery Brook – Nextore taken out building permit for tenant fitout to remodel interior to create 3 additional offices.
  • 66 Floydville Road – Michael Termitehas has taken out building permit for tenant fitout to finish 500 sq ft.

Recently Completed Projects

  • 15 School Street – Select Physical Therapy has taken out building permit for tenant fitout to remodel space for relocation.
  • 5 Connecticut South Drive – Taken out building permit for small tenant fitout.
  • 99 Rainbow Road – Stevens Global have taken out building permit for tenant fitout to take down wall to double their footprint.
  • 18 Connecticut South Drive – Overhaul Support have received certificate of occupancy for small tenant fitout for 360 sq ft.
  • 99 Rainbow Road – MB Aerospace have received certificate of occupancy for tenant fitout for 3k sq ft of office space.
  • 10 Airport Park Rd – Coorstek have received certificate of occupancy for 11,025 sq ft addition.
  • 3 Creamery Brook – FA Hesketh have received certificate of occupancy for an approximate 7k sq ft office building.

  • MB Aerospace – is submitting pre-application for Bradley Development Zone for recent addition.


Suffield (3/2/2018)

Pending Projects

  • Commercial Greenhouse – Large commercial greenhouse operation approved by town – initial phase is a 10.02 acre greenhouse of a potential 43 acre greenhouse growing tomatoes located off the end of Poole Road.
  • JSW Media Inc. – 14,600 SF office/distribution facility approved by regulatory agencies. Construction expected to begin this spring/summer.
  • Arcor Laser Services – Considering plans for a two-story addition to their current building at 4 Kenny Roberts Memorial Drive, resulting in 12,000 SF more space.

Projects Under Construction

  • Broad Brook Brewery – Manufacturing facility and tap room is currently under construction on Lot 3 of the Mach One industrial park on Route 75. Owners expecting to open this year.
  • The Hamlet at East Street South – Application approved for 166 unit affordable housing development. Phase I – 36 apartments currently under construction. Phase II permit for construction of 48 apartments expected to be submitted this spring.
  • New Office Building – A 5,000 SF office building is currently under construction on Mountain Road. Site and building expected to be finished this summer.

Recently Completed Projects

  • Arcor Laser Services – Leasing 15,000 SF of space at 21 Kenny Roberts Memorial Drive to accommodate the continual growth of the business.

On-Going Business Locations

  • Ffyler Place Redevelopment – Continue to work with potential developers on this site.
  • Subdivision of Town Owned Light Industrial Property – 63-acre town property on Route 75 was subdivided into 4 lots for sale. Lot 4 is under contract and there has been recent interest in Lot 3. We continue to market the lots for development.
  • Suffield Library Enhancement – New addition and facility upgrades complete. Environmental remediation issue being addressed. Hope to reopen facility this year.
  • Lincoln Educational Services – 56-acre campus with 200 dorm room educational facility is on the market. Continue to work with owner on potential uses of the property.


Windsor Locks (3/2/2017)

Pending Projects

  • 7 Northgate Drive – In February the Planning and Zoning Commission approved a 7,650 square foot industrial storage building. Anticipated construction in spring/summer 2018.
  • 70 Ella Grasso Turnpike – In February the Planning and Zoning Commission approved the reuse of the existing vacant restaurant and site modification for use by Popeye’s Restaurant. Per structural inspection just days ago, property will be demolished and rebuilt in place/existing footprint. Anticipated construction in spring/summer 2018.
  • 2-6 Industrial Road – In February the Planning and Zoning Commission approved an adaptive reuse of the existing building for “Riverside Reptiles,” an educational center and museum for reptiles, amphibians and other small critters. Anticipated fit-out in fall 2018.

Projects Under Construction

  • 75 King Spring Road, JSL Asphalt – 2000-square foot office building (for employees that are currently off-site) to be added to existing asphalt plant.
  • Montgomery Mill Redevelopment Project – Site remediation, northern parking area/park/roadway grading is underway. Demolition of rear/river side Dye House is underway. The conversion of the abandoned mill will result in 160 apartments.
  • 229 Old County Road – Spec building, 80,000 square feet. Property owner has requested a certificate of completion for the structure itself; however, some site work remains. Tenant is still not known and tenant fit-out is not yet complete.

Completed Projects

  • 4 Lawnacre Road, Rollies Garage – 9,000 square feet, multi-tenant industrial bay building (to be rented to various contractors) on a site where one other similar building already exists.

Other

  • Route 75 Sidewalk Installation – Staff are working on 90% design and working with property owners within the scope of the project to gain temporary grading rights and permanent easements where needed. Anticipated installation summer 2018.
  • Route 20 Corridor Study – CRCOG forwarded the proposal for a corridor study for Rte. 20 from the Old County Road interchange to Bradley Airport to DOT for consideration for funding, to investigate ramp changes to provide better accessibility to large parcels for development; improve traffic movement; and to provide a bike/ped corridor connecting existing and potential development parcels, adjoining neighborhoods, and to serve as a potential corridor for high speed internet facilities.
  • Public Markey Feasibility Study – Consultant conducted a study on feasibility of establishing a public market in Windsor Locks, concluding that one could be successful in select locations in close proximity to relocated train station. Public market would include fresh/specialty foods, local retail/restaurants among other related activities. The study examined local and regional demand, supply and market potential.
  • Main Street (Complete Streets / TOD Updates) – LOTCIP Complete Street grant awarded. Final design submitted to DOT, awaiting commitment to fund letter per budget constraints. TOD Responsible Growth Grant (Round Two) awarded. Tree clearing completed.

  • Fast Pitch Nation – Variance approved for proposed eleven-field softball competition complex at rear of 1001 Day Hill Road.
  • Dunkin Donuts – Variance approved and site plan pending for new drive-thru in Shell Station at 1010 Kennedy Road.
  • Anytime Fitness – Submitted plans for new 6,500 SF gym in Kennedy Road Marketplace at 1065 Kennedy Road.
  • Ford Motor Co – Site plan approved for 288,000 SF distribution center at 220 Tradeport.
  • Fast Food Restaurant – Site plan and special use application approved for 2,000 SF fast food resturant at 645-703 Poquonock Road.
  • Dorcester Town – Design development plan amendment submitted to convert four offices to apartments at 58 Poquonock Avenue in Windsor Center.
  • Great Pond Village – Plans under review for Phase 1 of mixed-use redevelopment of ABB site at 2000 Day Hill to include 302 apartments and community building.
  • JABS Sports Academy – Great Pond form-based code amendments approved to facilitate development of youth sports campus including conference center, recreation, dormitories, restaurant, retail and arena.

  • Wilson Woodworks, Inc. – Renovation of former ABB data center at 100 Lamberton Road to convert to hardwood flooring manufacturing plant.
  • Home Goods – New 20,000 SF retail store in expanded space next to Target in Kennedy Road Marketplace.
  • Loomis Chaffee School – 13,000 SF addition to dining hall and 42,000 SF renovations to private school.
  • AeroGear – 20,194 SF expansion of aerospace manufacturer at 1050 Day Hill Road.
