  • East Granby PZC – Plan of Conservation and Development was approved at the December 13th PZC Meeting.

  • 10 Airport Park Rd – Coorstek has taken out building permit for 11,025 sq ft addition.
  • 54 Floydville Rd – Paines has taken out building permit for outbuilding to construct enclosure to dumpster area per DEEP revised permit.
  • 39 Bradley Park Rd – MB Aerospace has taken out permit for 4,350 sq feet of new office and reconstruction of all interior office space of approximately 6,000 sq ft.

Recently Completed Projects

  • 99 Rainbow Rd LLC – 99 Rainbow Rd has taken out tenant fitout for 3,125 sq ft of office space.
  • 20 Bradley Park Rd – Rockbestos has taken out building permit to install a 25' x 32' storage building to store maintenance vehicles.

On-Going Business Locations

  • Joining Technologies – Looking to lease 20k sq ft at 15 International Drive. Have received pre-approval from DECD on BDZ.
  • Coorstek – DECD has given pre-approval for BDZ incentive for the 11k sq ft addition at 10 Airport Park Road. Has not received approval yet.

Pending Projects

  • The Hamlet at East Street South – Application approved for 166-unit affordable housing development.
  • Commercial Greenhouse – Large commercial greenhouse operation approved by PZC – initial phase is an 11.79-acre greenhouse of a potential 43-acre greenhouse growing tomatoes.
  • Broad Brook Brewery – Manufacturing facility and tap room slated for Mach One Lot 3.

Projects Under Construction

  • Commercial Kennel – 11,400-s.f. kennel and pet rehabilitation center.
  • C&S Wholesale Grocers – 5,000 s.f. on Bennett Road and Route 159.
  • Champion Container – Acquired 80,000-s.f. building at 5 Firestone Drive and updating the facility.

Recently Completed Projects

  • Water & Sewer Utility Extension Project Phase I – Water and sewer line extensions on Route 75 in light industrial zone.

On-Going Business Locations

  • Ffyler Place Redevelopment – Town pursuing options for relocating public works garage, as well as investigating use of new Tax Increment Financing District legislation. An application was submitted for state brownfields remediation grant.
  • Bridge Street School – $8.4 million project to convert school into community center approved at referendum.
  • Roads – $9.1 million in road improvements approved at referendum.
  • Town Hall Renovation – $4.3 million in bonding approved for upgrades to Town Hall.
  • Suffield Library Enhancement – New addition and facility upgrades complete. Environmental remediation issue being addressed.
  • Hilltop Farm – Town awarded $250,000 STEAP grant for restoration of two houses on this National Historic Register property. Work is progressing.
  • Suffield Housing Authority – Town awarded $800,000 Small Cities CDBG grant for modernization of the senior housing facility on Bridge Street. Project has been completed. Commissioner Klein visited the site on September 27th.
  • LOTCIP Grant for Trail linking Schools – Town awarded $355,000 to construct a bike/walk trail between the Middle School and High School.
  • Water & Sewer Utility Extension Project Phase II – Request for state bond funds submitted for additional water and sewer line extensions on Route 75 in light industrial zone.


Windsor Locks (12/16/2016)

Pending Projects

  • Montgomery Building – Beacon Communities of Boston approved for the conversion of the mill into 160 apartments. Developer seeking tax credits for the project.
  • Main Street Enhancement – TIF District approved coterminous with the Main Street Overlay Zone. Fuss & O’Neill retained to conduct capital needs and hydropower feasibility for Windsor Locks Canal in conjunction with Suffield. The Town is working with State on relocating the Train platform downtown. TOD public workshop conducted with DOT hired consulting firm. Main Street merchants subcommittee has been created by Bradley Regional Chamber of Commerce. Meetings on Main continue to be organized.
  • LOTCIP Application – CRCOG recommended $3 million in funding for streetscape improvements on WL Main Street. Design work has commenced.
  • TOD Grant – Town awarded $137,000 for predevelopment and acquisition costs on property across from planned station area. Old post office building foreclosed on.
  • The Playful Peacock – New businesses continue to open in 60 Main Street. The Town is looking at options for improving access and aesthetics for this building.
  • Bradley Gateway Project – DOT design staff are preparing new conceptual drawings for Route 75 improvements to include roundabouts and a center median.
  • Route 75 Sidewalks – CRCOG has recommended over $1 million for sidewalk construction.
  • Casino Proposal – CAA has withdrawn two potential sites on-airport. Tribes are investigating at least three other properties. No specific proposal is on the table.
  • Industrial Rental Garage Units – Rollies Garage at 4 Lawnacre planning new garage space.
  • Griffin Dewatering – Taken 16k s.f. space at 50 Lawnacre for New England operations.

  • Historic Train Station – Roof work nearing completion.
  • CARite – Car sales facility at 501 North Street.
  • Serta Simmons Bedding – Tenant fitout of 100 D Neil Hagen Drive.
  • 83,000 S.F. Spec Warehouse – Under construction at 112 Old County Circle.

  • Assisted Living Facility – 30,000-s.f. senior assisted living facility on Old County Road.

  • Bradley Bowl – Planning for major renovation.
  • Windsor Locks Library – Awarded $22,480 grant for high speed internet.
  • Brewery Regulations – Planning and Zoning approved new brewery regulations. Two brewery prospects investigating space.

  • O.J. Thrall Property – Rezoning of 63 acres from AG to I at 1201 Kennedy Road approved.
  • Ninja Warrior Gym – 10,000 SF fitness training center at 850 Prospect Hill Road approved.
  • Choppe Shoppe, LLC – Special use for tattoo establishment at 1069 Palisado Avenue approved.
  • Great Pond Village – Plan amendments and resubdivision applications submitted for Phase 1 of 700-acre mixed-use redevelopment of ABB site at 2000 Day Hill.
  • GE – Permits submitted for major office renovations at 175 Addison Road.
  • Aetna – Permits submitted for new racking for data center at 570 Pigeon Hill Road.
  • Hyatt House – Permits submitted for lobby and bar area renovations at 200 Corporate Drive.
  • Fabcon Precast, LLC – Site plan and special use applications pending for 82,000 SF wall panel manufacturing facility at 775 Marshall Phelps Road. Fixed assessment agreement for project approved by Town Council. Project on hold.
  • Windsor Animal Shelter – Site plan approved for new town animal shelter at 942 Bloomfield Avenue.
  • Verizon Wireless – Site plan approved for 10,000 SF addition to the mobile telephone switching office on Pigeon Hill Road.

  • Plaza Building – 3.000-SF addition, new electrical system and renovations at 280 Broad Street.
  • Dollar Tree – $1M expansion of conveyor system for distribution center at 99 International Drive.
  • Windsor Station – 130-unit apartment project at commuter rail station in Windsor Center.
  • Telling Industries – Renovation of long-time vacant plant (83,000 SF) at 1050 Kennedy Road for use by Ohio-based manufacturer of metal framing and accessories for the building industry.

  • Addison Corporate Center – 616,410 SF multi-tenant office/flex building at 175 Addison Rd sold for $50 million.
  • Koma Precision, Inc – Machine tool accessory distribution and service company leased 5,900 SF of warehouse space at 472-496 Hayden Station Road.
  • Markel Corp – Specialty-insurance underwriter renewed lease of 11,283 SF at 100 Northfield Drive.
  • Electrical Wholesalers Inc. – Leased 6,250 SF of industrial space at 130 Addison Road.
